The Buying Process
ARE YOU READY TO BUY A HOME ON MARTHA’S VINEYARD?
How do you believe it works?
1. Start with the internet to identify a few houses that you would like and an agent that you want to work with.
2. Look at houses.
3. Close (buy).
Sounds simple right?
HERE ARE THE ACTUAL STEPS IN BUYING.
1. Talk with a bank to determine your financial abilities. Better yet, make the application and receive an approval for a mortgage that you are comfortable paying.
2. Choose a Realtor- Caroline Taylor
3. Determine what community you prefer based on personalities, schools, values, taxes, etc.
4. Determine your Needs – not just where, but what size, condition, extras.
5. Identify properties that you would like to see.
6. Make appointments with your Caroline Taylor to begin visiting properties. Make sure to discuss neighborhood and zoning information.
7. Discuss market data and investigate competing buyers( have you missed out on a couple of houses because of other buyers getting there first?)
8. Evaluate and prioritize each home after you see it.
9. Decide on House by Number 1 (2 and 3).
10. Ask Caroline to put together a Market Analysis of properties sold in this price range. You will need to know what other buyers are willing to pay and what terms they are willing to accept.
11. Make the offer
12. Negotiate -remember agents do not control or create prices or market conditions. After the offer is accepted, a Purchase and Sale agreement must be drawn by the Seller’s attorney and reviewed by your attorney.
13. Have inspections, contingencies (mortgage, etc)
14. Arrange for move with moving company or move yourself.
15. Close and move in!
